Cherryville, NC (WNN) - While there had previously been an unknown delay in the expected occupancy date for Cherryville’s low-income apartments, as of today, March 30th, 2026, all units have been cleared to host tenants. This means the final two units were cleared for occupancy today, with the other units cleared at the beginning of March. Currently, out of the 120 units, 67 are leased, and 23 are occupied. The Rutherford Crossing Apartments are located at 1444 West Academy Street, Cherryville, NC.
Originally, tenants were expected to move in closer to December, with preregistration occurring in late 2025. Due to a 120-day form limit, potential tenants had to file multiple times. To date, it is still unclear what the full cause of the delay was. Previously, Jill Fazekas, the Director of Public Relations for Woda Cooper Companies, had said the delay was due in part to waiting on finalized documentation from the NC DEQ's Brownfields Program, which would clear the dwellings for occupancy. When asked for any additional commentary on the full opening, Fazekas said, “We are fully cleared for occupancy of all buildings,” with no further comment.
Woda Cooper Companies Regional Manager Mary Thor spoke on what units are still available for rent. She noted that the units are broken into percentage brackets, with the lowest bracket at 30%. Currently, the 50% and 60% apartments are the only ones available of the 53 remaining units. Thor explained that the brackets are based on monthly income and that qualified prospective tenants must earn at least twice the rent payment. However, Thor also mentioned that section eight vouchers are accepted if the tenant has them and qualifies for a unit.
Thor was quick to note the property is quite a bit more scenic than its sister location in Dallas, NC, which has been open for two months. The grassy, wooded area leads towards this. The units also have a playground for younger occupants. Although easily visible from most units, children under 12 must be accompanied by an adult. Outside the playground, the complex features two grills and a sit-down picnic area with covered tables. Each table has one side without a chair, making them wheelchair accessible for elderly or disabled tenants. Lastly, the grounds also have a laundry room for tenants to use with cycles costing $2 per usage.
