Cherryville Seeks Construction Manager for City Hall Expansion

Cherryville, NC (WNN) — The City of Cherryville has issued a request for qualifications (RFQ) as it prepares to renovate and expand City Hall, consequently, the aim is to improve accessibility and modernize the facility.

Project Scope and Location

The proposed work includes a new 600-square-foot, two-story addition at City Hall, located at 116 South Mountain Street. Additionally, there will be renovations to the existing 6,000-square-foot structure. Plans call for a new accessible front entry with an elevator, site improvements to the drive-thru area, and updated finishes on the first floor. Minor changes to both the upper and lower floors may also be included.

“We have received a grant from HUD (U.S. Department of Housing and Urban Development) to make the front entry of City Hall ADA accessible and remodel the interior.” City Manager Brian Dalton said.

The city was awarded $810,000 through the U.S. Department of Housing and Urban Development (HUD) to help fund the upgrades. Furthermore, Stewart-Cooper-Newell Architects is leading the design process.

CMAR Qualifications and Selection Criteria

Cherryville is seeking a qualified construction manager at risk (CMAR) to provide preconstruction and construction management services. Firms must have experience managing at least three similar projects and be licensed to provide construction management services in North Carolina.

Selection will be based on experience, proposed approach, ability to meet the project timeline, and qualifications of key team members. The city is also giving preference to firms with local offices or extensive work in North Carolina.

Submission Details

Firms must submit both electronic and hard copies of their qualifications by 3 p.m. on April 24th, 2025. Submittals must be sent to Dalton and project architect Jody Jackson. Shortlisted firms may be invited for interviews in May, with a final selection and notice of award expected shortly after.

Preconstruction services are expected to begin in May 2025, with preliminary cost estimates due by June.

The project seeks to make City Hall more accessible and better aligned with community needs in the future; therefore, it aims to enhance overall functionality and support for residents.
